Space planning is an essential service for building owners, their representatives, and tenants. The speed with which such services are performed can make or break tenant negotiations. Delays cost money. We have perfected the art and the science of space planning with speed. We understand it is all about occupancy and cap rates.

Basic space plan:

Turnaround time: 24 hours for spaces under 5,000 square feet and 48 hours for spaces under 12,000 square feet. Larger spaces may take longer. We start with a single page CAD generated space plan, a test-fit drawing to help you complete your negotiations with tenants. This document when finalized becomes an exhibit in your lease documents.

Architectural Construction Documents:

Turnaround time: One week for spaces under 5,000 square feet and up to 2 weeks for spaces under 12,000 square feet.

Mechanical, Electrical, and Plumbing engineering drawings:

We engage the MEP engineers unless you tell us the MEP services are handled as design-build. We then submit the various authorities the Architectural Construction Drawings for the TI plans and obtain the necessary approvals and permits from City, the County, the Health department and the Fire Department, etc.

Areas served:

We have completed projects in 22 states and can design drawings for all 50 states. We are located in Southern California and physically can cover from Santa Barbara to Riverside and Redlands in a single day to visit any structure. We are fully mobile to serve projects located anywhere.
